1. Who Is Fliplist.com?

Fliplist.com is a real estate investment company. Our expertise is to locate off-market properties that are usually not listed anywhere on the market. We make sure that they fit our guidelines and criteria, have enough equity to our investors, and overall are good investment opportunities. If we think that we have a great deal in hand, we secure it and give our investors a fair opportunity to purchase it.

2. Are You a Brokerage?

Currently not. We’re investors and we have a secured interest in all of our properties. We act as principals in the transactions. We do help guide you through our vast experience and make sure that your interests are protected.

3. What Are The Benefits Of Working With You?

A good investor eventually uses several different sources to acquire properties. However:
We have the largest inventory in the market. What does this mean? It means that by working with us and building a good relationship together, you have a bigger shot at gaining financial freedom and building more wealth. We prefer to work with people that we trust and we focus on win-win relationships. It also means that many people that have dealt with us came to buy from us again. It’s because we do what we say and go through with the transaction. We are a popular choice.
We are accurate. Unlike a lot of unreliable deal sources out there, we are standing behind our numbers. We have access to the MLS, which is the most accurate database in the industry. We are extremely conservative in our comps. See our underwriting process here.
We are transparent. We are genuine, we are honest and we care. We are investors that care about other investors. Part of our vision is to help as many people in our community and provide as much value as we can. We streamline the whole process and provide you with accurate comps, HQ photos, and a short yet accurate description of the property to save you time and mistakes.

4. Do You Own The Properties?

We don’t own the properties. However, we have a secured interest in the properties which allows us to market them to you. So you can be sure that you’re dealing with the right people. Also, unlike other investors, we have the ability to purchase the properties ourselves in case that we can’t sell the property (RARELY happens).

5. Do You Work With Realtors?

Absolutely. We actually love working with realtors and have a wide network that we often work with. Some realtors made a fortune with us. If you’re a realtor, we can pay you 2% commission as a buyer’s agent. The benefit is that we handle the paperwork. Look at it as a referral fee. We won’t go behind your back and talk to your client unless you let us. Please note that if we accept a full asking offer without a commission that we need to pay, we will usually take it. If it happens, most realtors simply put their fee on top to keep a competitive offer.

6. Do You Work With Wholesalers?

Honestly, we would rather not. Most buyers don’t like daisy chains and from our experience, there’s a lot of miscommunication if there are too many hands. If you do know a good buyer personally, just ask us for permission to pitch it to them BEFORE you do so (If the property is still available). DO NOT market deals from our website, please. It’s illegal.

7. How Can I Make an Offer On These Properties?

Simply contact us with an offer and any contingencies you may have. The best way to contact us is by phone or by text. Emails are usually slower. Please note that we get A LOT of inquiries and try to answer each one as soon as possible.
We need 2 things to officially lock up the property: A signed contract and EMD on the same day. We don’t do bidding wars, but we have a policy of first come first serve.
Please note – Do your own due diligence before signing a contract with us and make sure that you’re comfortable with making an offer. EMDs usually are non-refundable.

8. Do You Accept Financing?

The majority of our properties are purchased with cash as we close them fast. However, the only financing types we accept are hard or private money loans and in some cases a line of credit. If you use a hard money loan, let us know ASAP and if possible provide us their direct contact information as our Transaction Manager needs to coordinate your lender’s paperwork and walkthrough.

9. Do You Provide a Clear Title?

Absolutely. Our title company as a 3rd party in the transaction will make sure that the property that you purchase has a clear title. We’re not responsible to provide a clear title, however, our closing team works directly with the seller and makes sure that we get all items and proper documentation for the title company in order to clear the title. If we can’t provide a clear title, we will simply release our agreement and your earnest money and put you in a priority for our next deal.

10. Can I Close with My Title Company?

Generally speaking, no. A few of the reasons are that every title company is different and we already have efficient workflows with our title companies because we do such high volume with them. It allows us to coordinate between you, the seller, and the title company more easily, and makes the closing process faster.
But we can assure you that we are extra picky when it comes to title companies. We ensure that they are the most reliable and professional in the area, PLUS it allows us to negotiate a better deal for our investors.

11. Why Don’t You Just Buy These Properties Yourself?

Good question! First of all, we do. We have the ability to purchase these properties too and we do purchase some of them but with the number of deals we get, we can’t buy them all. Our crews are super busy. Furthermore, some deals are out of our territory but they are still amazing deals and it would be a shame to pass on them. So we give you the opportunity to buy them too and join the pros!

12. What Level Of Investors Do You Work With?

We work with every level and type of investor. Although the majority of the investors we work with are experienced, it’s not a requirement. We work with investors that are starting their first project as well as institutional buyers that purchase thousands of homes.

13. How Do You Come Up With The Value Of The Properties?

We Determine The Market Value Of Your Home. Our team follows a strict underwriting process. The property must meet our buying criteria and must follow our guidelines. We come with a solid CMA (Comparable Market Analysis) from the MLS. Learn more about our underwriting process Here.

We Determine The Cost Of Repairs. Typically, we already assume that the property needs a full reno even if it’s in a fair shape. Especially for fix and flips, we assume that you’re going to replace all the floors, countertops, kitchen, repaint inside and outside and at least 1-2 (Sometimes even more) large items such as roof, AC, plumbing or electric systems. We make sure that you have a solid buffer when renovating the house. A lot of times our investors are able to cut costs and spend less than what we thought. If so, great. If you’re happy we’re happy.
